Tenants are responsible for ongoing cleaning during their stay. Extra
cleaning can be arranged at an additional cost.
Utilities
A Gas and Electric allowance of $100/month is included in the
rent price. Any overages will be billed monthly to the credit card that the tenant has on file with the landlord.
Holding Fee- Download Credit Card Authorization Form
In order to reserve a unit, a holding fee of $1000 is required. This
can be paid by Credit Card (Master Card, Visa, American Express,
Discover) or by certified funds (i.e. cashier's check or money order). This
holding fee becomes the security deposit upon check-in and is
refunded as per the lease agreement within 30 days of vacating. If the stay is longer than 3 months, then additional security deposit must be paid to In Time so that the total amount held equals 1 month rent.
Cancellations
- A full refund of the holding fee will be returned if the cancellation is made 60 days or more prior to check-in.
- 50% of the holding fee will be returned if the cancellation is made between 45 and 60 days prior to check-in.
- 25% of the holding fee will be returned if the cancellation is made between 30 and 44 days prior to check-in.
- The holding fee is forfeited if the cancellation is made less than 30 days prior to check-in.
Pet Fee (partially refundable) - $500
Pets must be approved by In Time before the lease is signed. The
Pet fee will be used to professionally clean the carpet/rugs. If necessary, this will also be used to professionally clean upholstery and pay for any damages caused by the pet. Any damages greater than the pet deposit would be deducted from the security deposit. Any
unused balance will be refunded with the security deposit.
Policies
Minimum Stay
A 30 day minimum stay is required except where noted.
Reserving Units
Units are reserved on a first-come, first-served basis. A
holding fee is required to reserve a unit. Please speak
to an In Time staff member about availability and booking.
First Month Rent
The first month rent must be received by In Time prior to the check-in with required time frames as follows:
- Prior to ten business days of the check-in date, a personal check will be accepted.
- Between 3 to 10 business days prior to the check-in date, certified funds (i.e. cashier's check, money order or cash) are required.
- If no payment is made by 3 business days prior to the check-in date, the rent will be charged on the provided credit card along with a 3% expediting fee.
If
you check in before the end of the 3rd week of the month,
your first month rent will be prorated based on a 30 day per-diem
rate. A check-in during the last week in the month will
require payment to the end of that month plus the next month.
After the First Month Rent
After the first month, all rents are due by the 1st of the month. Any
rent that is received later than the 3rd will incur an additional
rent fee of 5%. Rents can be paid by personal check, bank
check, or money order. Checks should be made out to In
Time Short-Term Housing and mailed to:

Check-In and Check-Outs
Check-in time is at 5:00 p.m. and check-out time is at 10:00 a.m.
Ending Your Stay
30 days written notice is required before vacating. Download Notice to Vacate Form
If you require an extension, please speak with the In Time staff
to see if one can be arranged.
Units must be left in reasonably clean condition and all garbage
must be removed from the apartment. Failure to clean the
apartment will result in additional charges.
Refunds
Application fees and Holding fees are non-refundable.
Security deposits and all other refunds will be sent by check
via US Mail except for corporate clients, who will be reimbursed
on their corporate credit card.
Smoking
Smoking is not permitted inside ANY unit.
